Ways to Determine Mobile Homes

How do you identify mobile homes or HUD Code homes from the modular home today? What are the distinct characteristics of a HUD code home?

Today’s mobile homes come in a variety of designs, shapes and sizes. They often do not resemble a typical HUD code home. First time home buyers often confuse a mobile home as a prefab home. To help the buyers and even who are just curious, here are some ways to determine mobile house.

Find the Tag of Mobile Homes

One of the distinguishing factor to determine a mobile home is the metal tag on the exterior of each of its transportable sections. The tag is usually a small, red metal identification plate. This tag is given as a proof that the mobile home has been built in compliance to the standards set by the US Department of Housing and Urban Development.

If the tag is nowhere to be found, look for a hole which indicate that something have been removed, and asked your manufacturer about it. If you can’t still locate the tag, you can check the electrical panel box inside the home. It usually has a metal plate that shows the details about the home, especially the date it was manufactured. Sometimes manufacturers put the tag in kitchen cabinets and bedroom closets.

Examine the Chassis of the Mobile Homes

Mobile homes are based on a non-removable steel chassis, which is generally visible underneath. All you get to do is look underneath the home. When it comes to the ‘double wide’ mobile homes, you may need to examine the roof since they are assembled lengthwise.

Look for the Wheels the Mobile Homes

Just because mobile homes look so much likes the prefabricated home or stick- built home today, doesn’t mean they don’t have their own wheels. To check for the wheels of HUD code homes, you should look underneath the home and locate where the attachments. Wheels may not be attached oftentimes because the modular home may be placed in a permanent place.

Check the Walls of the Mobile Homes

When you see that the walls of a home do not contain a dry wall, you can say that it is a mobile home. Having no dry wall is one of the easiest features that differentiate a mobile home from modular home and stick- built home.

Identify the Mobile Homes’ Roof

Often a mobile home has less of a roof pitch that can be hard to identify. This type of roofing is resembles a lot of stick- built home’s roof. So if you are not sure about the roof, you can make use of the other approaches to determine a mobile home.

The best way to determine a mobile home is by asking the manufacturer or general contractor. If you are a curious student, you may ask the owner to authorize the release of a written verification that the house is a mobile home. Sometimes this verification document includes what types of materials were employed for the construction process. Thus, there is no harm in asking.
