In the past, poured concrete walls have also been used excessively. There is a new kid on the block: precast concrete. But what do we know about precast wall systems? How do they compare with traditional foundations? Are there specific advantages or disadvantages of using either product?


Let’s look at the comparison of poured concrete and precast concrete:


Installation of precast concrete and poured concrete has a little difference. Precast concrete walls can be completed quickly – often in just a day or two and are not as susceptible to weather delays.


Precast walls are typically poured at a higher psi – around 5000.  Poured concrete walls are a lower 3500 psi. However, the poured wall is solid throughout rather than 24” on center, so it doesn’t need the stiffer mix necessarily.


Pea gravel footing of precast option allows for superior drainage.  Rising water under the basement slab can flow to the footing tile through the crushed rock footing.  On a poured wall system, water has to get around the concrete footing to reach the tile, which builds pressure, or flow into a secondary tile inside the footing to get out.


Precast systems are relatively new in the residential field and homeowners, building officials, flatwork contractors, and builders alike are skeptical of them.  Builders may charge more to build on a precast system because of the learning curve.  There are a few minor extra steps that must be taken with the precast concrete system that will increase the labor costs from the builder.  Do your homework and choose a builder that has experience with the precast system installation, or you may pay for it.


Use of a precast system requires a little more coordination on the part of the general contractor, including scheduling rock delivery, flatwork, excavation and tile work.


Precast option reduces the chance for stress cracks in the wall system with controlled joints in the panels, but relies heavily on sealant to keep water out. Precast concrete options may come with a warranty.  Superior Walls carries a 15 year limited warranty. Poured walls usually do not have a guarantee.


Precast concrete walls are pre insulated and ready for drywall.  The concrete studs have holes to accommodate plumbing and electrical.


Precast concrete advocates boast that since the walls are poured square at the factory, the final product is guaranteed to be plumb, level, and square.  However, as with any product, installation can make it or break it.  We have built on both precast and poured walls numerous times, and there is no guarantee that either product is superior in this regard.


Precast concrete walls are steel reinforced.  Many times poured walls are not, especially in areas where the building code is not enforced.


Making the right call on your modular home foundation is a big decision.  Do your homework, go out and look at different foundations, talk to the people that live in those modular homes, talk to an experienced contractor, and think about your future carefully.

Precast concrete panels are manufactured in temperature-controlled environments, which enable manufacturers to produce concrete mixes that harden to 5,000 psi. This is stronger than the 2,500-psi concrete in standard poured walls and stronger than concrete block, yet the precast panels are thinner and of lighter weight. Precast panel systems also are more resistant to fire, termites, dry rot, and tornado and hurricane damage than other foundation types.


Better Indoor Comfort


Because many precast concrete panels are formed with integral rigid insulation, little or no additional insulation is needed to achieve a warm basement. Precast panels also are low-maintenance and have better soundproofing characteristics than other foundation types.

For concrete contractors, either erecting or actually casting precast concrete foundation panels could be a lucrative addition to what you can offer your customers.


Precast Concrete Foundation Has High Insulation Rate


The most popular precast concrete foundation walls come as nearly finished panels, incorporating insulation and interior studs ready to accept drywall. On site, precast panels go up much more quickly than cast walls, including those constructed with insulating concrete forms (ICF). And since there’s no concrete placed on site, construction can proceed in virtually any weather without concern about freezing or wet conditions. Precast concrete foundation wall erection is also simpler than cast-in-place or ICF construction and can be done by low-skilled workers with only one trained lead.


Insulated panels come in various configurations, depending on the owner’s requirements. The exterior face of the monolithic panel is 2-inch-thick concrete with integral 6 ¾-inch-deep concrete studs and reinforced bond beams, top and bottom. Standard wall panels have an insulation value of R-5 from 1 inch of rigid insulation attached to the concrete between the studs. Thicker insulation can increase that to R-21.


Precast Concrete Foundation is Crack Free and Waterproof


This precast concrete system results in crack-free and waterproof walls. The panels are made with 5000-psi concrete with low permeability. Since the concrete is cast in a factory setting, all shrinkage has taken place prior to erection of the walls so panels virtually never crack in service. A broom finish is standard for the exterior of the panels, although other finishes are available, including simulated brick or flagstone textures.


Precast Concrete Foundation Has No Footer


The base for precast concrete foundation panels is crushed, compacted gravel—no footing is poured. After excavation, 4 inches of ½-inch crushed stone is placed and compacted with a drainage system beneath. This base is adequate for most soils and loading conditions.


Precast Concrete Foundation is Above Grade


Precasters also provide panels for above-grade walls. The Thermomass system is a sandwich panel that has interior and exterior concrete wythes with a rigid insulation interior, all attached with fiber-composite connectors.


Manufacturers of precast concrete produces what they call double-wall panels intended to be used for an entire modular home like the walls, floors, and even roof deck. Interior and exterior 2 3/8-inch-thick concrete wythes are cast, held together by wire trusses. Rough electrical and plumbing are installed in the cavity and the void is filled with foam insulation. Precast concrete foundation panels are connected with an infill of high-strength grout. They claim that a medium-sized modular home can be erected in about five days, although that is preceded by several weeks of planning.


Superior Walls’ above-grade panels are virtually the same as the foundation wall panels. They have been used to construct up to three-story structures (a foundation wall and two levels above grade). Panels can be designed for any architectural feature desired.

The use of precast concrete panels as a cladding material can provide an economical and attractive method to enclose contemporary buildings. There are different forms for precast concrete structurally and its use is mostly in commercial and industrial projects.


Precast concrete wall panels may be supported on almost any kind of footing but mostly on pad footings at panel corners and strip footings. Slabs are usually poured between panels and sometimes assist support of panels. Ideally, precast wall panels should be joined at their edges or their top with fixings designed to absorb minor movements without distress but this is not always done.


Sometimes welded plates are applied that are fully rigid. Reinforced concrete shrinks for about a year after construction and footings move so there is every reason to expect movements between panels. Gaps between panels are usually filled with compressible material and should function as articulation joints provided the steel work also permits movement.


Commercial and industrial buildings of this type usually have a steel roof frame that effectively ties the tops of panels together. They often have internal steel frames to provide bracing against lateral wind load. Structures of this type are usually well engineered and reliable.

Choose the Floor Plan and Customize it


The first thing to do when you are building a modular multi-family home is to choose a floor plan.  There are options for you to consider in making your design choices.  You can choose from a selection of stock floor plans on this site.


You can also have an existing plan modified to meet your needs.  If you already have plans, you can have your plans modified to be modular friendly.  There is also the option to go with a completely custom design.


Look for a Modular Home Builder or General Contractor


A modular home builder or general contractor will be very helpful for your project. General contractor is usually an engineer who will design and stamp on-site structural work such as foundations and any major site built add ons. There will also be a modular home contractor that design and draw building plans for the modules.  You will need to pay a fee at the beginning of the multi- family modular home construction process.


Getting the Building Permit


Most of the building permitting process for a modular home is the same as it is for a stick built one.  The biggest difference is that you will be given a set of stamped plans from the manufacturer or from your manufacturer through your multi- family modular home builder.  These stamped plans include all the specifications for the modules, and will include all information about the modules relevant to the states building code. You submit these stamped plans to the building department with your other permit application paperwork.


Order Modules for the Multi- Family Modular Home


Your multi- family modular home builder will present you with a contract and detailed information about what he will be doing and how much it will all cost.  Carefully review the contract, the final plans, and all of the specifications of the multi- family modular home.  Make sure you have a clear understanding of everything that is included and what is not included.  If everything is in order, you will need to sign the contract and pay a deposit to the builder.  Once you have signed the contract and paid the deposit, the builder will place your order.


Site Work


Once you have everything in place, you can schedule the site work.  The site work can get started while your modules are being constructed.  This is one of the biggest advantages to modular home construction.  When stick building, you have to wait until the land is cleared and graded and the foundation completed before you can start to construct the building.  With multi- family modular home construction you can do parallel construction; they can be done at the same time, saving you weeks or months on the length of the project.


This is when the modular units are delivered to the site, set on the foundation by cranes, and tied together.  A specialized crew, known as a set crew, who is certified by the manufacturer, should do the set up.  You may be required to have a piece of heavy equipment on site to assist in positioning the modular units to be lifted by the crane.


Finishing  the Multi- Family Modular Home


Once the modules have been set, tied together, and connected to the foundation, your multi- family modular home builder or subcontractors will do the wrap-up and any additional finish work needed.  The wrap-up includes patching the interior where the sections have been joined, and filling-in exterior siding.  The post- construction work may also include porches, decks, garages, chimneys, and any other finish work left for your builder.  The HVAC, plumbing, electrical, etc., will need to be connected.  When all of these are completed, you will need to get all of your final inspections and a certificate of occupancy.  Then all that’s left to do is cleaning up and landscaping.
