History of Modular Home Construction

Modular home construction has been part of great success in America recently. However the history in how it started has also been well accounted for it has gathered a mammoth amount of interest since it marks its excellent quality.


It is said that the history of modular construction can be traced since the 1600s. Early settlers from other places brought small pieces of building materials like windows and doors in America. These small pieces became known as the Colonial- era version of modular building blocks, which are then assembled as homes and other buildings in the new country.

The first company to sell modular home kits was the Sears Roebuck Company. They sold half a million home kits last 1910 to 1940, but the modular homes weren’t eco- friendly at those time. Because of the Great Depression, American economy went down and did modular home kit industry.


After the World War II the demand for modular housing was pretty well. Returning soldiers and survivors wanted to have a new home so they shifted to prefab homes as they’re affordable. Most wanted to immediately transfer to their home so they opted for prefab housing. The first type of prefab home were mobile homes, which made  huge sales after the war.


Because the government wanted to ensure safety concerning modular home construction, the American government formulated and implemented building codes in 1970s. The government used a set of codes for construction, structural designs, heating, plumbing and electrical systems, as well as the fire safety and energy efficiency of prefab homes in 1976. This set of codes is known as is US Department of Housing and Urban Development building code or the HUD Code, which was updated last 1994, and added higher standards for prefab home construction.
